One aspect that you bring into this discussion is time.

Hopefully, the other aspects of real estate investing will present opportunities on the horizon.

You only get a single point of contact for everything all encompassing, and unless they are 100% competent(not even proficient) you are screwed.

Look at every aspect of the house for things that could become issues.

School district ratings are not all encompassing...they don't measure some things that are important. 

The rental thing is fairly new to me, and I haven't understood the bookkeeping aspect of individuals who own multiple properties.

Currently I am getting an amazing rate with Encompass Insurance as they bundle our rentals as well as personal home, auto, etc.

When I checked out Google Vacation Rentals when it first came out, the data was not super accurate, so I'm hoping they keep building out that aspect! 

You are led to believe that the guru will provide all the knowledge and information you need to be successful in some aspect of the real estate industry.  

As I hinted in my previous reply, I believe it's just because Puerto Rico doesn't have the deep pockets to match Mexico's and the Dominican Republic's colossal investments in infrastructure and marketing.As to the currency aspect, yes, Americans don't have any foreign currency risk when investing in Puerto Rico.
