If that is the case then focus on marketing, and not just from land people as everyone else is doing it that way so how do you stick out?

Just ignore the $90K you invested to pay off the HELOC because, I guess, well, you didn't have it, you just spent it on loan payments rather than something else.  

In my area the seller would normally just sign the release unless they just don't want to sell the property as this would tie up the property where it couldn't be sold to someone else, but I don't see how the broker can force the seller to sign the release.  

Is it an automated voice attendant, is it a call center where you are routed to someone else eventually to get an answer, or is it a live, well trained staff member?

Are you trying to refi to pull out equity or something else?

- what if someone is occupying the living areas more than someone else and it causes an issue?
