@Brian KemplerI have to agree with @Kevin Sobilo here.To your OP, as long as the buyer fully comprehends the deal, from all angels, and have no illusions of full benefits of home ownership, then there is no reason you cannot proceed.

I understand some realtors might not want to spend time digging up things for investors, but the OP asked what investors look for, so I provided my view of the world.The auto-collectors for filtering property close to useless - it doesn't help me to get streams of listings from some realtors that I can easily find myself through all the aggregating sites.

Last time I did that, my costs came in right at $1000.The OP is vague because it does not address size or location of heater, type of fuel, self-install or hired, permits required or not, and whether or not they care about a specific brand.

Out of spite, the OP would rather not pay tax but keep going which is only a greater expense --- in my opinion as you can see.I don't know about you guys, but I can't pay my bills with Title to a property.
