I am currently considering a deal on a very small park as a way to test if MHP's are going to be for me or not.

I just wanted to get some insight on how common it is to request mold tests prior to purchasing a property and testing for mold with long term buy and holds in this climate.Thank you in advance! 

If you have not already done so, take a moment and do a stress test on your portfolio.

Plumbers , electricians , HVAC , need time in the field under a master before they can be a journeyman and more years before they can sit for the test for their masters license .  

You'll learn a lot in those meetings and meet others you can talk with to expand your sphere of influence.Tenants will test you in the early months of new ownership. 

Personally, I start all my new tenants with 6 month leases to test out the relationship before considering a one year renewal.

Blake:Disclosure - When I was buying SF rentals years ago, I was a Longhorn client.The real test is your staying-power though a bad market. 

Many times, however, tenants "go bad" and once they know they have passed the 12 month test, then their good behavior might wain a bit and you are stuck with them. 

Do some interviews, maybe a test cleaning to see how they do.
