I would suggest reaching out with questions, past experiences, starting small REI dialogues with fellow BP'ers, and network in REIA's in the area.

In the short dialogue I had with the park management the BIGGEST issue was getting new owners approved at the time of sale.

I was HAPPY to engage in an actual dialogue) I digress.

In securities they refer to this as the 'prudent investor' rule.Keep an open dialogue and communicate with your 'lenders'...through good and especially if the ride gets a little rough.Do select and utilize a qualified third party servicer to execute the terms and conditions of your lending agreement. 

They may not be your lowest bid, but they will be your most complete scope of work and dialogue about what may or may not get you more rent or a higher selling price.

Direct mailers work great, with one caveat: you have have construct dialogue with your target market.
