I have no problem handling the debt with my overall income, but the bank is putting pressure on me to do something now.

The Feds won't be able to increase the Interest rate, because the US debt level has gotten so high and banks are still under stress with low prior loan rates, but high interest costs.

If you buy the right property in Mexico, you can get a higher return by paying cash than if you buy a property with a mortgage in the US, especially right now and you don't have any debt.
