This is because you as the investor/buyer gives them a way out of the dark place they are in (i.e. foreclosure, the verge of bankruptcy).

I am interested in being able to add addendum's to the lease as well (pet policy, smoking, crime, etc...).

My worst experience was driving to my three decker at 2am to try to figure out why the smoke detectors kept all going off at the same time in the middle of the night.

There was tons of trash in the yard, and cigarette smoke on the walls inside.  

I'm thinking something dark because the counter tops are light. 

(say for instance smoking or having pets on the property when they are not supposed to)Didn't know the law concerning it and wanted to know if I can just add on that violation fee without a written warning first.

If yes, you are welcome to choose one of the colors I matched up to colors used in brand new houses in my area....or use the colors as a spring board so as not to go too dark/light gold/gray.  

The deferred maintenance - hallways dark and dingy, the small gym looked old and run down, and other things like that - started to worry me in that they would not be fixed or get worse.

I am wondering what colors would work replacing the dark green and the brown garage door.
