Then build yourself a spreadsheet and cruise the MLS.You might even consider something in Livermore - the rents on SFR's there are fairly eye-popping.Definitely familiarize yourself with the 1031 exchange rules before attempting.

That was a good lead because I never would have given that house a second glance, it was in good shape and appeared to be occupied.I did have one that was a neighborhood watch person that saw me cruising slowly and the big problem was the elementary school had just let out and I was going about the same rate of speed as 4 girls about nine years old were walking.

For me, the usual opening advice is pretty standard stuff that you've probably already read: spend a couple hours/week cruising the MLS, Redfin, Zillow, etc. and start building up a feel for the price of a home based on sqft., amenities, bd/ba, and neighborhood.
