@Sean MacDonaldI think you summed it up in your observation of your clients, it's very typical here in the valley that the number of transactions will decline right before an election and then those buyers just like your clients will get back in and the number of transactions will pick back up in the months following the election.

Depending on how you reach out, using another operator's list can feel transactional to the contact.

Investigate "transactional funding" and "joint ventures".

The occupants agreed but unfortunately on the date the transaction was supposed to happen, the occupants went ghost on me.

If we are passive I believe that we could still be limited partners in either an LLC and obviously a PPM.It sounds like you ran the project and were on the opposite side of the transaction.
