I think I’d like to start investing in my Roth IRA which I have but haven’t contributed since I’ve bought the duplex back in September 22 but I’m trying to figure out my budget again because I’ve moved to Los Angeles to live with my gf.My reserves have definitely taken a hit so I’d like to build it back up and am hesitant to start contributing again until I can have a reserve for my real estate (thinking 6 months worth until I’m comfortable contributing to Roth again)Is this dumb?

The same problems and policies that contribute to the things that make the headlines in SFO also may contribute to huge barriers to entry for new construction, inflating rents and asset values long term.

I'm not sure where that leaves the HOA in regards to needing each unit's contribution to fix the property?

My thought would be househack with minimum cash contribution, force some equity, then do a rate/term refinance roll in costs and get refunded your escrow balance and another $2k at closing.
