Conduit (CMBS) - They can be a little more flexible than agency or life co, particularly with respect to the park and terms.

When you begin getting friends or the public involved in any financing conduit, more than likely you will be entering areas of servicing a financial product or loan, totally another area of lending.

From the wholesale/assignment deals that I have seen come through, wholesalers appear to be conduits, they just move the properties for a nominal fee, usually between $2500-$5000. 

Which was fine with me except that our water main runs under Federal Blvd and is encased in some special conduit so Denver Water will not allow us to pull the required tap until they start street widening in the area (2017ish).

Our lease does not permit the tenant to affix anything to the building without our written permission; and then we require it be done by one of our "sanctioned" service providers.The first time we renovate a property after acquisition, we install conduit (with a pull) for the various service providers to the basement or equipment room/closet.

I needed a quick solution for a sick tenant, so I used Rigid galvanized conduit,  2 - 90 deg Elbows and a coupling for the top and one section of pipe cut in half with 2 couplings for the posts. dug post holes beside steps put pipe together making a big U and concreted in at proper Height, it worked great.
