I visit all my property every 45 days to change AC filters, bleach out the AC condensate line, test the water heater T&P valves, test smoke alarms, exercise stop valves etc...a quick 10 minute visit which was explained and agreed to on the lease agreement.Sent an email two days ago to schedule it for next Friday at 10am, no reply no acknowledgement.

There is some condensation/mold on the floors from sitting vacant with the utilities off, but it should scrub up nicely with some strong chemicals.Rehab costs will be minimal (maybe $2-3k).

The way to do deal with the condensation on the underside of the metal roof, is to install it on a batten/counter batten system and provide an air intake at the eave and air exhaust at the ridge.Galvalume is great type of metal roof for sure, just be careful about the condensation issue.

If you are worried more about "should I do this because I don't want to harm my condensing unit" then an easier source of information is your manufacturer's recommendations, which may be listed online or available for download.If you are worried more about "I want to do it regardless of performance issues but just need to know if I am allowed" then a quick phone call to the code enforcement office Monday or Tuesday (whenever they decide to open) will be better than anything anyone here can tell you (unless, of course, someone in DeKalb County had the same issue they researched).When you call, all you need to do is ask to speak with code enforcement and then ask: "When it comes to building a deck, are there any rules about required clearances above air conditioner condensing units?"
