You will need to buy linens each year, replace damaged items like cookware, shower curtains, pillows, and occasionally big ticket items like couches and mattresses.

Normally, this may not matter and there should be enough cushion in a deal not to have to do acrobatics for closings, but saving a few thousand by being clever here makes this deal all the safer, and my profit better.

The penalty is too severe to risk being clever.

I thought that was clever, but not sure if his story was BS.

I could have just offered 3% less and the broker is instead taking that as a commission.We luckily won the auction anyway but I still feel that I was robbed of 3% of the purchase price, or at the very least she put our deal at risk by knocking 3% (thousands of dollars) off of my bid while letting me feel clever about bidding a piddling $50 more.Is this common practice?
