I like having educated tenants, who I can communicate with easily (email/text), tend to be cleaner, can pay me online, have jobs and lives that are more stable and keep them busy and mostly out of trouble.They tend to be pretty transparent.

Luckily we have found cleaners that do a great job for a good price. 

I see way too many Israeli, Australian, Chinese, and Cali investors get taken to the cleaners by stuff that looks good on paper.

Yes, splitting the property tax accounts would be cleaner, but it is not required for the IRS purposes.

Tenant shall only use a plunger to attempt to fix a slow or stopped drain, and shall not pour chemical or other drain cleaners into any stopped or slow drains.

Maybe it just needs to be washed with a vinyl rejuvenation cleaner versus painted.I would post a picture here on BP and get some opinions.
