I know during college there are times I switched room with others, just because one semester I am staying at the engineering lab late at night all the time, and instead of waking everyone up at 3am when I come home, I offered to move to the front bedroom and the other guy moves to the back.

If no mortgage, worst case would be you can't get tenants in the house, it gets destroyed in a way insurance won't cover it (meth labs), you can't make the tax payments or whatever the case may be.
