Here is some back ground.Tax Certificate, Former Owner is Still in Possession, Bought at 2018 Sale, Residential Structure on PropertyI was going to add casualty insurance to the property but was unsure if I need to wait for Tax Deed for the premiums to be included as an expense with redemption or if I add insurance with a certificate and owner is still in possession if those premiums+interest will count toward an expense at redemption.Any help would be appreciated.

You should explore those options as well if you have time.If the offer is accepted, see if the current owner has obtained an Elevation Certificate.

There are laws to follow in order to make your building legally rentable.One is to have a C of A(Certificate of Acceptance) this is decided upon by the state, or county or city where you live.They have to approve this home to be a rental.Then you receive a C of O (Certificate of Acceptance) decided upon again by the local or state or county authorities.

Did some research and found a property in Ensley with a Tax Lien for $1200, bought the lien and received the Tax Lien Certificate from the State just yesterday.

- One interior unit will be 12,000 BTU for a large living room/kitchen space, and a smaller 9,000 BTU for the bedroom.the total system capacity has to be able to cool both inside units at the same time so 21,000 BTU or larger for the outside unit.The beauty of these is that they can be installed DIY (provided you get your 608 certification card), as long as the line sets don't need to be shortened or lengthened, as there is no brazing/welding involved, just connect the lines and purge air, etc.my dual zone costs comes in at around 2.6k to 2.8k for my 800sqft structure.

@Ahmed Farah I would get estoppel certificates signed by the tenant stating how much they pay, what the lease terms are, etc.
