Alex, you are in the perfect location and the perfect career. 

Wholesaling is tough with a license in any state because the spread you earn has to go through your brokerage, but having a license when doing off-market appointments adds to your toolbox (you can always list when they want market price).

I am looking to connect with more experienced realtors to figure out what I should expect and what specialties there are within the Realtor/Broker career path.  

You mentioned a career change, I think going into the trades like plumbing and electrical are great and you can make good money doing those, but I think you may be taking on too much by trying to do that right now.

This is an extremely unusual practice, never seen this in 15 years of my investing career.

Where I live for the cost of doing so it is cheaper to buy new multi family 2-4 units and then earn 3X-4X the rents for the same cost.

Chris...The property is paid off...currently sitting empty...with needed minor repairs.Trying to deferr Capital Gains Tax liability until my earned income is lower in retirement.Would this change your mind?

Increase earnings, reduce expenses, save, and invest.
