Otherwise if I was me I would build a relatively simple built-in adjustable shelf unit above and alongside the fireplace with veneer plywood and a simple face frame (using a kreg pocket hole jig), perhaps with a tv recess, and maybe dress up the mantle with some off the shelf moldings from HD. 

If it's a hobby I suggest one takes up guitar or line dancing instead, but if it's a business then opportunity usually comes dressed in overalls cleverly disguised as hard work.

No one wants to be greeted with someone all dressed up.

Some areas will probably be better than others.For the later drive, focus on rolling through fast foods, gas stations, business districts, and see if the buses are full or not.The people you see on these two drives will be your pool of applicants.Take a paper map and make notes on it, and don't appear expensively dressed, or lost.You can take a friend (co-pilot) and have some fun there too.Just my two cents.Good Luck!

I am buying a new used truck , So I am dressing down , driving my back up car , an old toyota corolla .

I mean sure the pictures show it needs a little loving but those numbers scream $175,000 all day to me and if it dresses nice you could push $200,000.

Finding an effective and efficient way to weed through the notes that are dressed up to APPEAR to meet our criteria, but fail to do so when a light is shined on their dark areas.  

Hi Brett,As an additional line of attack, you might want to make sure to attend as many real estate meetups in your area as you can.If you want to be taken seriously, dress respectfully for the adults that attend so you will be respected by them, but don't over do it.
