Any idiot is free to take their life savings to Las Vegas and put it on black, but if and educated professional who makes $150k a year wants to invest $20k in a private placement may not be qualified.

Is this black mold?

For example, you buy the place and the tenant could claim the Seller allowed them to paint the walls black or that their security deposit was twice what the Seller claimed.

The house is potentially incredible, but roof leaking and black mold and the place is trashed.

But of course, there can always be a black swan event.Home prices are affected by human decision making (individuals, Federal Government policy, Federal Reserve policy, local economy, etc, etc, etc...), which is not necessarily very predictable or logical, so I would take macro price trends with a grain of salt.
