Interested in multifamily in C+ or better neighborhoods to buy and hold.  

@Devin Collins Thanks Devin, Are these areas B or C or are there certain areas with both in the same area code?

Another issue here is that the controls for heat and a/c or only located in my unit and the 3x2.I know this sounds messy but I have no doubt I will find a way to make it work.

Have you done HH on any C or below areas ? 

They are going to be C or D tenants.

I will pay up to 60 X monthly rent for a property in rent ready condition in a C+ or better neighborhood. 

@Kyle Curtin I'm speaking from a completely different market prospective (OKC is VERY insulated to recession so holding rent rates and property value through even a steep economic downturn is pretty safe to bet on) but if I had to choose between building equity myself via a SFH owner ocupant mortgage or not building equity at all via renting or utilizing a tenant to help pay down my mortgage,  I would absolutely utilize a tenant.

Do you know if the area falls into class C or class D?

A, B, C or D areas...etc..

I Tend to think big and bet on my skills.
