Always keep in mind you are operating a business in which your tenants expect these issues to arise.

Especially once you start to peal back the layers and problems arise because they almost always do.

@Jim K.I would second jims advise- especially the part about getting a handyman in the area that can do quick REASONABLLY PRICED repairs if the need arises .

Hire them hourly and put them under your wing... this is basically like the interview process... you groom the individual slowly giving them more and more responsibility over the next 2-5 years until they can run the job site on their own with minimal input from  you and can clearly communicate any issues that may arise.

Where my long term concern arises is they are all 3 older and have various health problems they deal with..... so riddle me this. 

The complexity arises when you are (A) managing other people's money and/or (B) engaging in larger assets with more moving parts. 

Which is why for centuries the government has leased this land to ranchers such as the Bundies that made national headlines a few years back over territorial disputes with the government.Land is periodically sold back to the public as the need and demand arises, however there are other issues at hand outside of a developer looking to annex a few thousand more acres for condos. 

That scenario should be a little further down your priority list but it's there is need arises.

They should also then be ready to defend you should an issue arise.

If you can’t win that battle, then you’re better of just investing that money until another opportunity arises.
