I say never thats not accurate but 99% chance no one will.. so just sayin.. depends on  what your plans for the property are.. of course if your flipping it and a buyer needs title insurance you are stuck

As with any model the motto "garbage-in, garbage-out" stands, so more detail often means harder to use and less accurate.

I have a few contractors I can refer to you that might give a more accurate quote. 

The comps of actual listings and how much they generate is way more accurate in my experience

Sounds like you would benefit from the accrual method not just for taxes but also to keep accurate track of money in vs out.
