The reason we were going to transfer was because our CPA thought we would have to pay SE tax because we will be considered "dealers" - I am going to argue that point because this is our first property.

Technically, you weren't buying from the government per se, but rather the local county tax collector.

Earned income will come with SE taxes, but contributions to the plan will defer income taxes.Another consideration to make are the likely returns that you can get within the plan when compared to the returns you're getting currently investing outside the plan.

they want to give the other side every opportunity and they could care less about where I live or how far I drive or where the other people live or how far they drive.. that is irrelevant.. it sucks for you being an out of area landlord in pro se  but it is what it is.. and you won .. its just part and parcel of being a landlord.. that's why you landlords make the big bucks renting to the masses.

SE Wisconsin is doing great and we have been seeing both healthy appreciation and lots of new development, while we are still short on inventory.
