We did fix all the issue as per contract, and below is the break down of expenses.Purchase Reo 33,500 (bank listed 35k but I knew ac unit was bad)Roof 4,500Ac Unit 1,975Duct work 300 (found when replacing ac unit that rats or squirrels ate the old duct)wood work on soffit 417.The rest of the expenses included water, electric, insurance, and garbage that I am just going to add into the total cost of expense.

Ugh, just recently out of one of these, the dog ate my rent, I was in the hospital, the bank messed up, my company sent the checks late, on and on.

I can spend upwards of one hour per day doing this which may seem like a big waste of time but I can tell you how much I spent, how much I ate, what happened with my database last week, last month, etc. within a few moments.

We have had a one or two instances where we had an unexpected major repair that ate up a chunk of our profits for the year but when factoring in the tax advantages, etc. we still have made out okay.
