At this time I manage and renovate majority of all my units to keep cost low but most likely not the best use of my time although I'm skilled at it.

Start here...have a solid lease with an Addendum of dealbreakers/rules that are written in plain everyday language. 

I'm with a third-party Property Management all over Houston managing a little over 300 Single-family or Small Multi-unit rentals!!

I intend to add a closet to the den and make it a 3 bedroom adding value as well as remodel the entire unit.

We've successfully used Mid South Home Rentals (division of Enterprise Realty, Arlington,Tn.) for 11 years now to manage our 24 doors of SFRs, duplexes, & 10 unit apartment..   

I have close to 30 units which are all doing MTR and are managed by us.

That increased economic activity in housing and purchasing power aid's the production of more housing units.

. - You can get more units in the City of Detroit, but you will need to understand the City's demographics or you'll get taken advantage of.City of Detroit has 183+ residential Neighborhoods.

Investment Info:Small multi-family (2-4 units) note investment investment.

I am currently living in one of the units and renting the other one.
