Be aware more fixes are very likely in a property built in 1965: big trees need trimming, wood siding needs replaced with hardiplank, electric update to code, etc.

Your countertop paint job will probably not come out looking great but tile probably will look good as long as you run it under the sink and use a durable trim or small tiles for the sides.

Once we got in, we realized she was locked in her bedroom AND had deadbolted the front door, removed the trim from around the door to add the deadbolt.
