If you are just looking for a turnkey rental, there are probably better deals out there.I would also advise that with an unstable job, tying up a big chunk of cash into a property, might not be the wisest play to build a foundation for later.I thought since my job is not stable, with paying cash and let's say there is another black swan like covid or maybe for some reason the place is not rentable, it will be more difficult to pay the mortgage each month.

Where I live in Lake Tahoe, Nevada there are HOA associations have been poorly run, multiple insurance claims from snow damage, and as a result are increasing fees to cover the low fees of the past and capital expenditures that have been put off for years.

I did see a few great townhomes but the $960 HOA fee's are grossly out of whack and kill cash flow.Henderson, Summerlin, Spring Valley, The Lakes all have some great properties if you know where to look or have an agent who tends to get pocket listings.

I'm located in the Grand Rapids, Michigan area and am open to properties basically anywhere in southern Michigan (anything south of Muskegon from Lake Michigan to Lake Huron is fair game imo.)I now have a fairly large nest egg of cash beyond all of my other investments (stocks, bonds, treasuries, crypto) and I want to turn that cash into a real estate investment or investments and I think my deep background in tech, systems, and marketing should be able to help me substantially.It seems to me like BRRRR on multifamily units makes the most sense, but I'm open to suggestions.I'm basically retired at this point as the only work I do each week is 3-4 hours of consulting for larger tech companies and I'm on a couple advisory boards.What are the best first steps in building a team and creating the systems necessary to start making deals?

Then double that to get rough labor, That's $80k for framing......Note - I built in a little ritzy town in SoCal much fancier and costly than your area, but the costs should be pretty close....Hope this helps.I just paid my lumber pack for a home in Lake Oswego Or i am building  3k sq ft includes truss's  75k  framing was 8 bucks a foot ( complicated house with strong walls ( metal ) so 24k for framing nails and window sets..
