I just live my live and leads pour in.Do it the right way.. if you do just one thing, get a website.Work on your SEO, and you do not need to pay anyone to do it for you if you have the time and determination to do it.

Facebook ads, PPC... all these strategies have NOTHING on SEO.So I locked myself in my room and I wouldn't come out till I solved the SEO secret.Obviously I did.

So again:  You need discounted properties (marketing) + you need cash buyers.Pick your weapon of choice for finding discounted OF MARKET properties (I strongly suggest FBads PPC DMM and SEO), and while that is on going start posting EVERYWHERE that you have or will have a ton of offmarket properties, and whom ever joins the list now will get first dips.

Then I talked to one of their team members to set an appointment up with Dam to send them ALL my clients (because I do not offer PPC I just do SEO).

Exact match domains getting extra SEO juice died out a while back.

PPC has various applications including social media.Direct mail has many faces and multiple targets.Besides what you have mentioned above, if we assume that networking is all forms of in person communicating, PPC (together with SEO) is all forms of internet marketing, and direct mail to be inclusive of the wide variety of lists and media available, then I can only think of a small number of communication methods you are missing:Email Telephone (Calling and texting)Visual (Bandit Signs, Billboards, TV)Audible (Radio, Podcast)What people usually mean when starting a conversation like this is "how can I spend less and make more" which is a valid question, but my guess is that if you applied yourself more fully to any of the channels you currently have going you could increase your deal flow.
