Personally, I invest in properties in C-Class neighborhoods in my market (East Linden and Southern Hilltop), and they’ve been cash-flowing well so far.

He really is a proactive person.

For my personal portfolio I use a modified spreadsheet amortization by VERTEX, available in Google Docs.  

He personally screened every tenant, handled every maintenance request, and even showed up to mow the lawn at his properties when the landscapers were running late.His phone rang constantly—contractors, tenants, vendors—all needing his immediate attention.

Great leaders get the most out of other people not by pushing or pulling but through modeling and personalized support.
