to me I view an inspection contingency as you do it and if something is wrong you present it to the seller and say "hey fix this, reduce the price OR if it was major and really bad just walk away".If no inspection was done, then its unethical but reality is its not worth a seller to sue over it.

I'm in the Atlanta Area myself and I have plenty of experience to walk you through what it looks like and feels like with house hacking. 

My property is in a depressed area walking distance to the largest employer in the area which is a shipyard. 

I try to get feedback from everyone who walks in. 

I think a good first step would to be find a good VA lender and then can walk you through the process.

I would also walk the neighborhoods and properties over my lunch break and on my drive to and from work.

Then take it through a logical walk through of property.End with other exterior photos of property.
