Zillow and instant value sites like it only go off of outdated public data.

Rent control is a dangerous trend these days, and my State is toying with this outdated idea as well.

@Aaron Simpkins A few thoughts, without having seen the property: 1) you state that the home is outdated yet you are showing $1,000 for repairs.

The apartments are outdated with wood paneling walls, old appliances, old fixtures, and outdated carpet. 

Midcentury neighborhood ripe for turning over, solid bones just completely outdated and plenty of square footage.

I still recommend clearing this by your accountant, who should ask more questions before issuing a decision on this.Odometer is not needed, it's just a silly outdated suggestion by the IRS.

(sidenote:  i can't believe how much agents are listing these trashed or severely outdated homes for...but i guess they sell??)

Zillow is the probably the worst place to look for wholesale opportunities ....too much old/outdated info

In my market, it seems properties are roughly the same price whether updated or not and there is not a pricing gap between updated and outdated properties.
