You'll have access to the MLS which will give you the ability to accurately comp properties, look up expired listings, buy and wholesale properties off the MLS (Tons of people doing that here), etc.Plus, if the seller isn't motivated enough to want to take a cash offer and would rather list the property, you can list it at a discounted rate and still monetize the lead that way.

Make phone calls, e-mails, etc.There are land bank owners that hold to flip land for profit, investors that buy land and entitle it to sell off for profit, and then others who are developers to create buildings on the land to monetize the dirt.
