I want to know if a sale agreement offering the buyer (renter) the option to buy the home after 12 months a valid/legal contract in the state of Michigan.

When some giant % of the houses in places like Flint MI are vacant, I don't think that outcome will be good for many of the investors in that town.

I'm an experienced investor in Ann Arbor MI.  

I've got a chance to pick up one in Flint in 48504.
Rehab started with new subflooring and drywall hung.
Would sell it for $4k.
My question, is Flint worth taking this risk?

I don't know TX and my only experience with this (but it was the exact same situation) was in Upper Michigan.

In Michigan, the location i'm looking at has mostly houses from 1920s to 1950s for my price range, at least so far in current market.My realtor has mentioned about the asbesto Sidings which i didn't know about before.What are your thoughts on renting out a SFH with Asbesto siding? 

There is a university nearby (within 0.4 mi)Any guidance you can provide?
