I am seriously considering taking $150k of it and buying 3 new builds $50k down as rentals in somewhere like a Houston TX subburb, Wichita Falls TX, Oklahoma City OK, or Kansas City, MO.

So, they would refinance your current mortgage and then provide the 95% LTV HELOC.In my situation with the option they gave me it doesn't seem to be far off from my current mortgage, I'm currently with rocket mortgage w/ a 2.8% ARM and to refi with Lower (in order to get access to the HELOC) the new interest rate would be 4.1.

I have some clients that are interested in looking at Condo/Townhouses in Houston as an investment, but I'm not sure what to recommend they withhold as Cap Ex from their cashflow when running the numbers.

I agree with James actually, we are in Houston but we are seeing a lot of borrowers acquire rental properties in the Midwest.
