Since I live in Europe I'd like to ask how this creative investing game translates in the European market and are there any active investors from Europe here.

Combine that with the Europeans and Canadians flying in and buying up property, that area will turn around much sooner than anyone expects.

I believe this market has a huge upward potential as you can see the rising number of eastern Europeans in ski resorts in Austria and France. 

But there are legitimate private lending groups that are providing badly needed private and hard money loans to European investors and others who are unable to get bank loans.

This is primarily (Read: exclusively) by using them for long-haul (European or Asian) airfare in premium cabins, paying careful attention to redemption rates.

One option to consider to gain more equity on the back end is a European waterfall; investors get a pref + 100% of proceeds from equity events until their capital is returned, after that point you could potentially have a more favorable split than with a traditional waterfall, say 60/40 or 50/50 instead of 70/30.
