During all those years he had a lot of expenses, but no income on that deal....and those kinds of deals usually evaluate several sites, and it could have just as easily disappeared.Residential....I would argue that there is always a market. 

Your XYZ Corp can liquidate all of the holdings and transfer ownership into ABC Corp and the XYZ Corp guarantee is worthless.

When your cap rate < interest rate.In this case, we bought this property at a 5.5% cap and locked in an interest rate of 6.7%.Some would argue it would be cheaper to buy the property in cash.So why the heck would anyone buy a deal with negative going in leverage?

(on B I would argue thats not a true "DSCR Loan" if it has a balloon payment

This would likely result in negative cash flow, which is a red flag, however, some argue that is a temporary problem which will be solved within 2 years when interest rates come back down.

I feel like they have you in the palm of their hands with no way to argue or theyll make your project sit .
