And many of the other helpers you can find aren't super skilled for what you need.

Personally, I've just flown out, got a car and set it up with me and a couple of helpers I hire for like $15-$20 an hour in setting up the furnishings. 

We didn't select them because they run a small operation (the two owners and 1 or 2 helpers), and we were concerned about the durability of the company--as in, would they be around in 3 years to do warranty work if needed. 

I am happy to have communication with my tenants and want to know if there is a legitimate problem or concern but even my contractor/go to helper has had enough.

I then used his helper, but he wasn't as good as I needed.

Lastly, ask the seller or their helper about any ongoing problems, recent fixes, tenant complaints, and details about HOA fees and rules if there are any.
