I learned SO MUCH on this deal and definitely did not get to take all my money back out, but I consider it a win because I'm cash-flowing $600+/month and was able to take out $112k of the $145k I spent, leaving only $33k in this deal.

Some lenders are offering rates and fees as high as 8k (those seem more ridiculous - although still cheaper overall than what we'd pay to credit card companies OR the personal loan company).

The reason they can't obtain financing (generally) is because they are financially irresponsible.If it's structured correctly, you will win if it falls apart and you'll win if it goes through.
