My company treats this activity the same (well, almost) as a Child Care (Day care) center, which is a commercial and licensed activity and not appropriate for our leases of single family homes.

They are some of the more sought after homes, and it can be tough to get a good deal if you aren't well positioned.

Providing all data needed upfront and application completed asap is crucial … getting title / escrow / appraisal ordered on a rush is possible as well 

It seems most just don't communicate well.

When I'm looking for places to say, amenities are very important to me (pool, movie theater, game room) as well as the layout of the furnishings and how comfortable it appears. 

And the gurus have just about destroyed this industry that I have been in for 20 plus years.We have closed well over 10,000 wraps (I use wrap to mean assumption and wrap) in the past 20 years or so. 

We’ve spent a good amount of time in DC, as well.

I am looking into that area as well because my son is moving there and I would like to have my own place to stay when I am there, especially if I get grandchildren any time soon.

Well, the lender and CPA go back and look and see that client is not moving primary residence any time soon so now the CPA, lender, and client meet again to discuss income requirements. 

They’re “interested” if they can get well above market value.
