You need to make your decision and then live with the consequences of your decision. 

I have over 35 years of experience is the building trades, building and facilities Maintenance, and as a handyman.I need a place for me and my very well behaved, super friendly, kid and pet safe, 11 year old dog.

I've been working the carpentry trades from dirt to turn key (on and off) for the last 15 years and I'm ready to take 2023 head on with investing.

In regards to maintenance, when I bought my first property in this market I reached out to several trade businesses and explained my plan in the market and what my expectation would be if I used them, they were very appreciative as no one had ever done that, so as items come up I reach out to these places based on my need and they have been very responsive and eager to grow the relationship.  

Finding trades who were not busy was tough.

Your tenants were violating the law, you were warned, you failed to take action, and now you'll suffer the consequences.

My mortgage was very manageable since my DTI was less than 20%, but the trade-off was commuting to San Francisco for work.

Many of our clients use Fidelity for the checkbook brokerage account because they want to still be able to trade equities in addition to having the checkbook feature.

I will say though, that this world is huge, and there are brilliant people who are smarter than me and may think these are great lending terms (perhaps they can trade/sell this elsewhere after they originate?).
