Stuff changes in RE everyday and you will have to keep up with changes, that's why a good relationship with your title company, attorney and banker/mortgage source is important, an investor/operator can't do it all by themselves.The is bad information out there, it may have not been bad when it was mentioned, but if it's dated you should double check any old materials to make sure it is still doable and current!

@Christian Marquez Cap rates in Phoenix are compressed right now but rents are projected to grow os overall it looks like a good time ahead if you already own property, more challenging but still doable if you are looking to get in the game.

Assuming you can get a seller to give you an option, cheap enough and at an attractive price (usually not associated with expireds because their house is simply over priced, which usually means no motivation) it's doable.
