Some contracts will restrict the liability to just the guarantor's share or another amount (say 120% of the guarantor's share), but this is less common.

We are trying to attract more investors that are active and willing to share experience and knowledge, but it is a challenge.

They don't do SFR and my prior PM almost exclusively managed 20-50 unit communities.

Some will be myopic with their advice, sharing what worked for them, without considering your unique challenges.Others, have already responded and showed they didn't read/understand your post, so their advice is almost worthless:(Another challenge will be making sure you expectations are realistic.
