Only 2 of the three bedrooms went relatively untouched.When I walked through the place 19 months later, the laminate floors have burn marks; the bathroom door has holes in it; one of the bedroom doors was ripped from the door casing; the kitchen counter is ruined; the new appliances are ruined; doors on the kitchen cabinets are ripped off.

They can include a judgment in their bankruptcy, but they can never get rid of an eviction in a database used to report evictions on an eviction report.So, they may get the last laugh in free rent, but you can get the last laugh regarding ruining their ability to rent from any reputable landlord forever.And, why the HELL did your manager rent to these people?

Your only real leverage with any tenant to behave, is the threat of kicking them out, and ruining their credit.I did not accept co-signers, because especially with students, then you are dealing with a helicopter parent.
