My question is, do you do exterior rehab and try to refinance out as quickly as possible or should I wait until September when the tenant is out, rehab the property, and then refinance out?

Though I'm new to this and still learning the ropes, I'm keen on making informed decisions and possibly partnering with an experienced investor who can guide me through the process.The property that caught my attention is currently listed at $439k on Zillow.

Every day I do a quick search on the MLS, Loopnet, KSL (Like CraigsList), Mobile Home Park Store, and Facebook Marketplace.

You also need to figure in the holding period of the properties and how quickly you plan to exit, those should weigh in the calculation as well.

The nicer of the properties that I watch on the different MLS sites seem to be snagged up fairly quickly (couple weeks max) so I know there's a desire to be there :)

Once the floor is pulled up, its a quick process that goes a long way. 

I did a quick review of Furnished Finer in Midvale, UT and it looks like your price estimate is about in line with the market but there is of course a bit of range depending on exact location/level of furnishing, amenities, etc.

You don't really need to make a decision until you find a property, if you are happy with your rates, or unless you want cash-on-hand to take advantage of a quick opportunity.
