One other thing that is appealing to the current owners is getting a decent rate on the notes they would carry, compared to the fixed rate products that they would be likely to put their money in such as CDs.

This is my 2nd and the first one sold to a cash buyer before it was done so I haven't dealt with FHA yet.With that being said, I spoke with their bank and they are using a Portfolio product that is more strict on ratios but less strict on appraisals and the actual property.
