It’s hard to find a good deal on a flip anywhere in South Florida right now.I’ve been looking in my area for about 4 months and can’t find anything that makes sense.It’s a tough market currently just stick to your criteria and be patient but don’t worry it’s not just you there’s lots of us on the sidelines looking!

I like the safety of a cash flow strategy over an appreciation strategy.

My first property is fantastic, but there was a lot of luck and right place/right time on that one)I dont mind being patient if its lower risk.

For example, the junk in the hallway if a safety concern, preventing fast fire egress, and fast safe access for firemen. 

Harry,Some other concerns beyond just getting the insurance correct:1. are their Zoning restrictions2. will you have to make structural changes to meet ADA guidelines3. are their local or state guidelines that you will have to meet that will boost your costs    (either reporting requirements or property changes)4. will the property be subject to inspection due to any of the guidelines5. will you have to add additional safety equipment (fire doors, hardwired alarms or detctors, fire escape,...)I would research it carefully.
