In my view there are areas that the JADU has been demonstrated to be financial advantageous but in my opinion this has not been convincingly shown to be true in blue collar areas.  

Coming from a 6 figure background how is your background as far as "Dealing with" blue collar types of employees who would be clean up people?

Some blue state guys on here get apoplexy about the idea of not pulling a permit, but they're indoctrinated that way by their culture. :) The truth is, inspectors don't know span charts any better than a good framer does.

There's a ton of excitement for the Obama Presidential Library, but I'm personally looking to see if there's an employer that will move in and bring blue collar jobs to some of these neighborhoods. 

Having said that, I am a blue collar guy, and I've seen board room executives and the most blue of blue collar guys throw the F bomb around.  

So specific suggestions would include -  -Listen to every BP podcast (it's amazing what you'll learn after listening to every episode), - Spend some time everyday on the forums (google things you don't know and ask questions)- No one is going to reply out of the blue saying "I'll be your mentor", unless it's for a fee.

Never thought a seller could just say he wasn’t doing it out of the blue.... lesson learned I guess.

Because the property is going to become a rental a year from its original purchase, we are looking for a neighborhood and house that would appeal to a mid sized blue collar family with children.

and finding a lot that could have potential in Smithtown, Ronkonkoma, Bayport/Blue Point, Medford, Riverhead, etc.
