Hello- I am new to the real estate game and I have been practicing with analyzing deals using the rental property calculator here on Bigger Pockets.

I spent the weekend cleaning it and getting a solid game plan in place.I am looking for suggestions on good roofer and a good plumber.The house is only 900 sq ft.  

This is a zero sum game.  

Whereas a well would provide access to an underground fresh water source.Many older rural homes would have a cistern for non-consumable water needs such as toilets, washing machine and outdoor faucets. 

Try to find additional ways to make money whether its starting your own business or just working another job - Once you have enough for a deposit and high enough earnings the banks will give you a mortgage to get in the game and by then hopefully you'll have put effort into studying real estate strategy so you'll do great.
