Generally speaking, you can file on the 22nd of the month (if rent is due on the 1st and the five day demand was mailed on the 16th).The court hearing is scheduled 9 days after, so depending on the number of days in the month, it's usually scheduled on one of the first couple of days of the following month.If they fail to appear, you can easily get a judgement for money due and possession the day of court.

However, I daresay your money would be better spent invested in real estate, stocks, your 401k offering a more reliable return and positive vibe.It's hard to let go when you've been had, but having pursued such lawsuits myself, and won, at the end of the day after attorney's fees it's hard to come out ahead, much less even collect on your judgement.

Deficiencies were outlawed during the crisis but that has sunset.Also the lender once they do this can do a 1099C which delineates how much they lost and its EARNED ordinary income to you.. so now you have federal tax issues to deal with.. so thats the bad that can come from strategic foreclosures.. they work in CA OR WA NV AZ those states i know for OWNER occ loans its against the law to seek a money judgement but you could still have the 1099C issue to deal with although in those states if you bought after the crash your probably not running into the issues you describe above.

I have read BP guidelines on screening and a few other threads, and I definitely learned what people are doing to screen there future tenants.I'll share what I've learned below, and please add to the list:- Have a standard on what I'm looking for in a tenant - Pre-screening over the phone- Use good judgement off first impression (how they carry themselves, car they drive, etc)- Have them fill out a application forms, stating personal info (ss# & DL), rental & employment history- Background check- Credit check- Eviction History- Get a co-signer?
