Zillow openly explains this at https://www.zillow.com/zestimate/ and publishes their median error rates and other stats for some major metro areas at https://www.zillow.com/zestimate/#acc.The good news is, it's relatively easy to validate how accurate it is for your market:Have your realtor pull 50 or 100 active and sold homes in the market/neighborhood you want to analyze.Compare actual asking and sold prices to the Zestimate for each one, put them in a spreadsheet, and develop some averages.

I got into these because competition is less, price is less, and it has its quirks that are relatively easy to understand once you've had some basic education and understanding of the process.

So I started a eviction process which is fairly easy and got her out in 3month, basically killing any profits I made but the experience was well worth it.

It's incorrect to think that REI is such an easy way to automatically become successful.

Those who can rehab sell at top market price, or sell off the entire portfolio for a heavy discount.Frankly I think it’s the hard truth for most Landlords, there’s no easy exit unless they own hundreds of units and have children to off load them on.You can’t 1031 out, taxes will be due, but you may be able to buy land tax credits at 60-80c on the dollar.

Easy to bleach and wash.

I have heard advice that it shouldn't matter if it is your brother, sister, someone you trust implicitly verbal agreements are easy to get out of and when money is on the line and being risked agreements should be in black and white. 

Getting a high savings rate is the hard part...investing is easy. 

Now it's super easy for someone to passive search, set up a search, reach out to a realtor, etc.
